Résumé

The regular practice of cities in sub-Saharan Africa reveals rapidly changing landscapes marked by the evolution of architectural and urban forms, the emergence of new urban aesthetics and the mutation of urban lifestyles. The research focuses on the transformation of the street, in its aesthetics, its spatiality and its uses under the effect of new popular construction practices. Our study field is the coastal conurbation in southern Benin structured by the cities of Cotonou and Porto-Novo, metropolitan area marked by rapid urban expansion, gradual densification of urban forms and intense daily mobility. An architectural device appears central in these transformations: the mixed-use building.This private building produced in self-promotion, generally financed, built and then gradually occupied, and produced without the intervention of an architect, combines commercial space on the street and residential space on the upper floors. According to our hypothesis, it is a vector of architectural renewal and urban transformations, and is a revealer of cultural, technical and economic evolutions.Our research explores the relationships between the built object and the urban landscape. These two scales and registers of analysis allow us to question the nature of the architectural and urban transformations of which it is the agent, the ruptures and continuities with the architectural and urban heritages that it expresses, and the new referents that it borrows. We also question the part of choice and chance in the materiality and aesthetic produced, and the way in which commercial and residential uses are renewed by these architectural and urban transformations.Our observations and analysis show that the mixed-use building is the support of new architectural and stylistic expressions that are at the origin of new forms of architectural eclecticism, and, through its urban
La pratique régulière de villes d’Afrique subsaharienne révèle des paysages en transformation rapide marqués par l’évolution des formes architecturales et urbaines, l’apparition de nouvelles esthétiques urbaines et la mutation des modes de vie citadins. La recherche portesur la transformation la rue, dans son esthétique, sa spatialité et ses usages sous l’effet des nouvelles pratiques de construction populaire. Notre terrain d’étude est la conurbation littorale du sud-Bénin structurée par Cotonou et Porto-Novo, espace métropolisé marqué par une expansionurbaine rapide, une densification progressive des formes urbaines, et d’intenses mobilités quotidiennes.Un dispositif architectural nous apparaît central dans ces transformations : l’immeuble mixte. Ce bâtiment privé produit en autopromotion, généralement financé, bâti puis occupé progressivement, et réalisé sans l’intervention d’un architecte, combine espace marchand sur rue et espace résidentiel aux étages. Nous faisons l’hypothèse qu’il est vecteur de renouvellement architectural et de transformations urbaines, et révélateur d’évolutions culturelles, techniques et économiques.Notre recherche explore les relations entre l’objet bâti et le paysage urbain. Ces deux échelles et registres d’analyse permettent de questionner la nature des transformations architecturales et urbaines dont il est porteur, les ruptures et continuités avec les héritages architecturauxet urbains qu’il donne à lire, et les nouveaux référents qu’il convoque. Nous interrogeons également la part des choix et du hasard dans la matérialité construite et l’esthétique produite, et la façon dont les usages marchands et résidentiels sont renouvelés par ces transformations architecturales et urbaines.Les observations et analyses nous montrent que l’immeuble mixte est support de nouvelles expressions architecturales et stylistiques qui sont à l’origine de nouvelles formes d’éclectisme architectural, et, par sa diffusion urbaine, il est moteur de transformations spatiales et esthétiques du paysage de la rue et des formes urbaines
